Property Valuation in Wallonia: Valuation for your mortgage

The granting of a mortgage is based on the market value of your future property. To provide a solid foundation for your financing application, AESTIM offers private individuals a network of qualified property valuation experts covering the whole of Wallonia.

We provide you with rigorous, well-documented and completely independent reports, structured to meet precisely the usual expectations and requirements of Belgian banking institutions.

If your financing project relates to an investment property, our expertise also covers the valuation of investment properties, retail premises and offices.

Rigour, responsiveness and complete independence

AESTIM operates completely independently: our reports are not intended to artificially inflate a sale price, but to establish a well-reasoned valuation. As mortgage applications often require a swift turnaround, we ensure our deadlines are met. For standard residential valuations in Wallonia, the report can generally be issued within 3 working days of the property viewing, subject to receipt of all your documents (pre-sale agreement, plans, etc.).

Your questions about Aestim’s services

1Is the AESTIM report accepted for a mortgage?
Yes, our valuation report is rigorously structured to meet the standard requirements of financial institutions when granting a mortgage. Final approval will, however, depend on your bank’s internal policy and, where applicable, on its own lists of approved internal or external valuers.
2Why does the bank require a valuation report rather than an estimate?
The bank is taking a major financial risk by granting you a mortgage. A valuation provides merely a commercial guide, which is often biased. The AESTIM valuation is based on a rigorous methodology, offering a well-documented, objective analysis signed by a qualified independent valuer, which fully reassures your lender.
3Do you arrange mortgage loans throughout Wallonia?
Absolutely. AESTIM has a well-organised network of qualified valuers covering the whole of Wallonia. Whether the house or flat to be financed is located in Walloon Brabant, Liège, Namur, Charleroi or the Ardennes, we always assign the valuer with the best knowledge of your local market.
4How long does it take to obtain the valuation required by my bank?
We know that the deadlines for securing a mortgage are often very tight. For a standard residential valuation, the report can usually be issued within 3 working days of our valuer’s visit. This quick turnaround is subject to receipt of all the documents required for the analysis.
